ABSTRACT
This study examines the role of estate management in real estate development in Nigeria with a focus on how professional estate management practices influence property development efficiency, value creation, and sustainability within the Nigerian real estate sector. The increasing demand for housing, rapid urbanization, and infrastructural challenges in Nigeria have made effective estate management a critical component of successful real estate development. The study explores the functions of estate managers in planning, valuation, maintenance, tenancy management, and investment decision-making and how these functions contribute to the overall growth of real estate development. A descriptive research approach is adopted to assess the extent to which estate management practices enhance property performance and support sustainable urban development. The study also identifies key challenges facing estate management practice in Nigeria, including inadequate regulatory enforcement, limited professional capacity, and economic constraints. Findings from this research are expected to provide insights for policymakers, real estate developers, and estate professionals on improving estate management systems to achieve more efficient and sustainable real estate development in Nigeria.

INTRODUCTION
1.1 Background to the Study
Real estate development plays a fundamental role in the economic growth and urban transformation of any nation. In Nigeria, the real estate sector has experienced significant expansion due to population growth, rapid urbanization, and increasing demand for residential, commercial, and industrial properties. However, despite this growth, the sector continues to face challenges such as poor property maintenance, inefficient management practices, inadequate infrastructure, and weak regulatory enforcement.
Estate management is a professional discipline that focuses on the efficient planning, development, utilization, maintenance, and disposal of land and buildings. It involves a wide range of activities including property valuation, facility management, tenancy administration, investment analysis, and property development advisory services. In modern real estate practice, estate management is not limited to rent collection or property supervision; rather, it has evolved into a strategic function that ensures optimal use of real estate assets while maximizing returns on investment.
In Nigeria, the role of estate management has become increasingly important due to the complexity of urban property markets and the rising demand for sustainable housing solutions. 1.2 Statement of the Problem
The Nigerian real estate sector has continued to expand due to increasing population growth and urban migration; however, the level of efficiency in property development and management remains relatively low. Many real estate projects suffer from poor planning, inadequate maintenance, low investment returns, and rapid property deterioration. These challenges often result in reduced property value and inefficient use of land and infrastructure.
Although estate management is expected to play a central role in improving real estate development outcomes, its impact in Nigeria appears to be underutilized or poorly implemented in many cases. There is often a gap between professional estate management practices and actual real estate development processes. This gap is worsened by weak regulatory enforcement, lack of awareness of professional standards, and limited integration of modern management technologies.
As a result, there is a need to critically examine the extent to which estate management contributes to real estate development in Nigeria, and to identify the factors limiting its effectiveness. This study is therefore concerned with assessing the role of estate management in enhancing real estate development performance in Nigeria.
1.3 Objectives of the Study
The main objective of this study is to assess the role of estate management in real estate development in Nigeria. The specific objectives are to:
- examine the functions of estate management in real estate development in Nigeria;
- evaluate the contribution of estate management practices to property value and investment performance;
- identify the challenges affecting effective estate management in Nigeria;
- assess the relationship between estate management efficiency and sustainable real estate development.

1.5 Research Hypothesis

1.6 Significance of the Study
This study is significant in several ways. It will also serve as a reference material for students and researchers interested in real estate, property management, and urban development studies.
1.7 Scope of the Study
This study focuses on the assessment of estate management practices and their role in real estate development in Nigeria.
