EFFECT OF SMART BUILDING TECHNOLOGIES AND REAL ESTATE MANAGEMENT IN ENUGU STATE

 

Abstract 

This study investigates the influence of smart building technologies on real estate management practices in Enugu State, with particular emphasis on how digital innovations are reshaping property administration, operational efficiency, and sustainability outcomes within the built environment. The research focuses on the integration of Building Management Systems (BMS) and Energy Management Systems (EMS) as critical components of smart infrastructure and evaluates their impact on enhancing property performance, reducing operational costs, and improving decision-making processes in real estate management. A descriptive survey research design was adopted to obtain relevant data from real estate professionals, facility managers, and property stakeholders within the study area. Data were collected using a structured questionnaire designed on a five-point Likert scale to measure respondents’ perceptions of smart technology adoption and its effects on property management efficiency. The collected responses were systematically coded and analyzed using the Statistical Package for the Social Sciences (SPSS). Descriptive statistical tools were employed to summarize the data, while inferential analysis, specifically Multiple Regression analysis, was utilized to examine the relationships between smart building technology components and real estate management performance. Findings from the study provide insights into the growing relevance of automation, data-driven facility control, and energy optimization systems in modern property management, highlighting their role in improving service delivery and sustainability in the real estate sector in Enugu State. CHAPTER ONE

INTRODUCTION

1.1 Background to the Study

In recent years, the real estate sector has experienced significant transformation driven by technological advancement and digital innovation. One of the most notable developments is the emergence of smart building technologies, which integrate automated systems to enhance building performance, efficiency, and sustainability. These technologies include Building Management Systems (BMS) and Energy Management Systems (EMS), which enable real-time monitoring, control, and optimization of building operations such as lighting, security, ventilation, and energy consumption.

Globally, smart buildings are becoming a standard in modern urban development due to their ability to reduce operational costs, improve tenant comfort, and support environmental sustainability. In developing economies like Nigeria, however, the adoption of these technologies is still at a relatively early stage, particularly in emerging real estate markets such as Enugu State. Real estate management in this region often relies on traditional methods, which may limit efficiency, transparency, and optimal resource utilization.

The increasing demand for sustainable housing, coupled with rising energy costs and urbanization pressures, has made the integration of smart building technologies highly relevant. Understanding how these technologies influence real estate management practices is therefore essential for improving property performance and guiding investment decisions in Enugu State.

 

1.2 Statement of the Problem

Despite the global advancement in smart building technologies, their adoption within the real estate sector in Enugu State remains limited. Many property managers and developers still rely on conventional building management approaches, which often result in inefficient energy use, high maintenance costs, and poor facility monitoring systems.

Furthermore, there is limited empirical evidence on how Building Management Systems (BMS) and Energy Management Systems (EMS) specifically affect real estate management outcomes in the study area. This knowledge gap makes it difficult for stakeholders to fully understand the benefits and practical implications of smart technologies in property administration.

As a result, real estate operations may not be fully optimized, leading to reduced profitability and sustainability challenges. This study therefore seeks to examine the effect of smart building technologies on real estate management in Enugu State.

 

1.3 Objectives of the Study

The main objective of this study is to examine the effect of smart building technologies on real estate management in Enugu State.

The specific objectives are to:

  1. Assess the effect of Building Management Systems (BMS) on real estate management in Enugu State.
  2. Examine the impact of Energy Management Systems (EMS) on real estate management in Enugu State.
  3. Determine the extent to which smart building technologies improve operational efficiency in property management.
  4. Evaluate the relationship between smart technologies and sustainable real estate development.

This study will be guided by the following research questions:

1.5 Research Hypotheses

The following hypotheses will be tested in this study:
H??: Building Management Systems (BMS) have no significant effect on real estate management in Enugu State.
H??: Energy Management Systems (EMS) have no significant effect on real estate management in Enugu State.
H??: Smart building technologies do not significantly improve operational efficiency in real estate management.

 

1.6 Significance of the Study

This study is significant to real estate developers, property managers, investors, policymakers, and researchers. It will provide insights into how smart building technologies can enhance property value, reduce operational costs, and improve sustainability in the built environment.

For real estate professionals, the study will offer practical knowledge on integrating digital systems into property management. For policymakers, it will provide evidence to support the development of smart city policies and infrastructure planning. Academically, the study will contribute to existing literature on smart technologies and real estate management in developing economies.

 

1.7 Scope of the Study

This study focuses on the effect of smart building technologies on real estate management in Enugu State. It is specifically limited to Building Management Systems (BMS) and Energy Management Systems (EMS) as key components of smart building technology. The study will involve real estate practitioners, facility managers, and property developers within Enugu State.

 

1.8 Limitations of the Study

The study may be limited by factors such as time constraints, financial resources, and the willingness of respondents to provide accurate information. Additionally, limited availability of smart building installations within the study area may restrict the breadth of data collected.
