ABSTRACT
The accelerating pace of urbanization in Nigeria has intensified the demand for efficient land use, housing delivery, infrastructure provision, and environmental management. While urban growth presents opportunities for economic expansion and modernization, it also generates complex challenges such as housing deficits, environmental degradation, infrastructural strain, and socio-spatial inequalities. Within this context, estate management emerges as a critical professional and institutional mechanism capable of shaping sustainable urban outcomes.
This study critically examines the role of estate management in advancing sustainable urban development in Nigeria, with specific reference to Uyo Metropolis. It adopts a mixed-methods approach that integrates conceptual analysis with empirical insights obtained from estate professionals, policymakers, and urban residents. The research evaluates the extent to which current estate management practices align with sustainability principles, including environmental stewardship, social inclusion, and economic resilience.
The study further identifies systemic constraints such as weak regulatory enforcement, limited stakeholder collaboration, inadequate infrastructure planning, and insufficient integration of green technologies. It highlights the transformative potential of estate management in promoting sustainable land use planning, efficient property utilization, and inclusive urban growth.

1.2 Statement of the Problem
Despite the growing recognition of sustainable urban development as a policy priority, Nigerian cities continue to face persistent challenges that undermine their sustainability. These challenges include inadequate housing, poor infrastructure, environmental pollution, inefficient land use, and socio-economic inequalities.
A major concern lies in the limited integration of sustainability principles into estate management practices.
